West Bar is an exciting regeneration £300 million scheme in the centre of Sheffield which will deliver up to 1 million sq ft of commercial space alongside new apartments, a multi-storey car park and over one acre of public realm.
Offering large footprint buildings and complete design flexibility across seven acres of prime city centre land. On completion, the area will be transformed into a new central hub within Sheffield within a vibrant mixed-use environment. In addition to offices, it will also contain retail, leisure, hotel and living space alongside a multi-storey car park.
The scheme will build upon an existing employment area currently providing circa 3,500 jobs to occupiers such as Irwin Mitchell, The Home Office and the Health and Safety executive to name a few. When complete, West Bar will add an additional 5,000 jobs to the area. The aim of West Bar is to provide a new commercial home with high quality office space over large floor plates (in excess of 10,000 sq ft per floor) which sits within a thriving, sustainable community.

Phase One - Now On-Site
We have recently signed an agreement with Legal and General to fund the first phase of investment into the scheme, valued at over £160 million – the largest single private investment into a property scheme within Sheffield. The scheme is being delivered by Bowmer and Kirkland and when complete the first phase will provide:
No. 1 West Bar Square – No.1 will consist of a new 100,000 sq ft Grade A office building with retail accommodation on the ground floor and roof terrace offering panoramic views. It will be an impressive and sustainable gateway building to the wider West Bar regeneration project.
Soho Yard – a £78 million development consisting of 368 build to rent apartments owned and operated by Legal & General.
Car Park – A 450-space multi-storey car park with around 300 cycle storage spaces and electric car charging points.
West Bar Square – a major new business address and landscaped public space for Sheffield and focal point for the West Bar district area
